How Pricing Works For Larger Improvements

Kitchen remodeling, bathroom renovation and structural openings are never sold from a menu. After the appointment we issue a fixed-scope proposal. Labour, fixtures, finishes, waste, protection and contingency sit on separate lines. If a hidden defect appears — rotten sole plates, failed membranes, outdated wiring — we pause, photograph and price the extra work before continuing.

Care plans can be paused during a major renovation and resumed at handover so the new work is inspected through its first seasons. Plans do not replace manufacturer warranties; they keep the surrounding fabric, seals and services in the condition those warranties assume.

What Is Never Hidden

Travel within the agreed service area, standard protection, daily tidy-downs and a written visit note are included. Specialist scaffold, heritage matching, out-of-hours working and premium appliances are always extra and always itemised. You may decline any optional line without affecting the rest of the proposal.
